THIS ISN'T JUST A HOUSE. IT'S YOUR NEXT CHAPTER, AND YOU WANT IT TO BE RIGHT.
THIS ISN'T JUST A HOUSE. IT'S YOUR NEXT CHAPTER, AND YOU WANT IT TO BE RIGHT.
It's late, and you're still thinking about it.
Maybe it's the home on the water you've pictured for years. Coffee on the dock, the boat at the pier, everyone you love in one place, the world gone quiet.
But another voice keeps you up. Is the price right? Is the bulkhead sound? Is this home telling me everything? Is the person guiding me on my side? What is the water table like? Water quality and so much more. I live it, I can share the good, bad and ugly.
Or maybe you're selling. The home you raised your family in, or a parent's house you're settling after a loss. Heavy decisions, a heavy heart, possibly from a thousand miles away.
Whichever one is you, you don't have to carry this alone.
You should know what you're really buying
Waterfront homes can hold their secrets well. The crawlspace that took on water two storms ago. The repair that was patched but never solved. In Maryland, a seller is generally required to disclose only current, known latent defects, so what happened before may never come up unless someone asks.
You shouldn't have to catch that yourself. One family house-hunting from out of state said their agent "spotted issues in multiple houses we had missed." Another was told "when to run not walk from a bad investment."
Not every house deserves your heart. You deserve the honest truth about which ones do.
You shouldn't have to give in at the finish line
Picture this: closing is two days away, you've packed, and the number you were promised is the one you're counting on. Then the other side demands more money on a claim that doesn't hold up. It's tempting to just say yes to be done.
You shouldn't have to. A seller I worked with didn't. We answered with every law and ethical standard that applied, in a demand letter that left no room for games. Two days later, they closed with the outcome they were promised.
When you're in my corner, everything else gets set aside, and the only goal is the best outcome for you.
You should be able to step away
You're busy, tired, maybe grieving. You shouldn't have to hold every detail.
A seller said that once she handed over her home, "I was able to step away." A family selling through a hard season said they couldn't have asked for "a better person to guide us through such a challenging time." A buyer said, "I felt 100% safe the entire time." A mom buying her dream home in St. Michaels said she was "kept calm and informed during any stressful periods."
Out of state? The West Coast? Even "3,000 miles away"? Distance becomes one of the easy parts. One buyer said it "made what could've been a stressful experience feel easy and manageable."
You should be heard
You know what matters: the school district, the commute for work, the quiet cove, the dock. One buyer said she "never felt rushed or pressured," and that I made her feel "like I have known her forever." One family said it best: "Kim genuinely cared about what our family needed."
Many become friends. They come back to buy, sell, and buy again, and they send the people they love. Because this is never just a transaction. It's your life, and it really matters to me.
Why I call it Blue Therapy®
Water changes people. It slows you down, gathers your family, and lets you finally exhale. One seller described her home as "all sand and blue and natural, with a very relaxing vibe," and that's exactly the point. I want that feeling for you, whether you're stepping into your waterfront dream or handing off a home you've treasured.
My job is to make the road lighter.
Meet Kim
A home is never just a building. It's your hopes, your dreams, and your concerns, and I keep them front of mind.
I don't push or sell. I give you every piece of information you need so you can make confident decisions when you're ready, and I work relentlessly on your behalf the whole way.
You can count on me, and my team, when life gets hard.
I started in real estate in 2003, at the peak of the market. By 2007 my business was thriving, until a serious car accident kept me out of work for many months. My best friend, who is now my right hand in the business, stepped in and kept everything going while I recovered. Then the housing market collapsed just as I was getting back on my feet. I could have changed careers. Instead I dug deeper and learned foreclosures, short sales, and distressed properties, so my clients would have someone who has seen it all.
Those years taught me to truly listen, and to know what it's like when life doesn't go to plan. That's why I take your story so personally.
Boutique, on purpose.
After years at large franchise companies, I opened my own boutique brokerage so your experience would be more personal and hands-on. We have two offices, in Middletown, Delaware and on Maryland's Eastern Shore, where my love of the water drew me. A portion of every sale goes to local shelters through Thyme's Heart Fund, to help people get into a home, pay utility bills, or cover groceries.
What matters most to me.
I've been married for 36 years, and I'm a mother of four and a Gma of six. My family and my faith are central to why I do this work. When I'm not working, I'm boating or at the beach, because the water is where I'm happiest too.
The real measure of success.
Although I have consistently ranked in the top 2%, I do not value my success on rewards; I measure it on the outcome for my client.
Tell me what the water means to you, and what's weighing on you.

Meet Kim
A home is never a fixture, never just a building; a home is so much more. I work with human lives and human emotions with clients’ hopes, dreams, and concerns. That is how I approach it as well, and sincerely as my clients see it. For me, it comes without trying. It’s genuine and just comes naturally.
My clients consider me their trusted advisor and support system. I see myself as a thoughtful and efficient realtor with almost two decades in the business who does not push or sell. I enable my clients by providing them with all of the information in order for them to make an informative decision when they are ready.
I have helped hundreds and hundreds of buyers and sellers, and with over one billion in sales, it is critical to me to demonstrate, even with the slightest interaction, to show them that I work relentlessly on their behalf to keep them fully informed during the process and meet their needs.
I’ve seen it all. I began my real estate career in 2003, at the height of the housing market. “ Those days gave a false sense of the job- you’d stick a sign in the yard, and it would practically sell while you were doing it., By 2007 my business was on a trajectory of success; however, a bad auto accident knocked me out of work for many, many months. My best friend (who worked with me and is now my right hand in the business) sacrificially stepped in, helping me keep my business afloat, which I did through physical therapy, and many doctor’s appointments, every day a struggle.
The housing bubble burst when I was getting back on my feet. Like many agents, I had to decide whether to switch careers or dig deeper.
I was determined to stay in business and educated myself about foreclosures, distressed properties, and short sales. I learned all the niches at all levels of real estate to broaden my experience for the clients I worked for.
But mainly in those tough years, I learned to listen and understand. I absorbed clients’ stories and made them personal to help in any way I could. My business is about affecting lives, and I do not take that lightly.
I am a member of the world!s most exciting, prestigious, high-end, global real estate collective, built to disrupt from the inside and out. We have the technology to match the buyer to your home.
FROM THE BIG BOX TO BOUTIQUE BROKERAGE.
After many years of being with, what I call the Big Box or Franchise companies, I opened my own Boutique Brokerage because I wanted my business to be more personal, hands-on, and service-oriented. My boutique brokerage provides International exposure with two locations; Located in Delaware, in the heart of Middletown, Delaware. My love for the water drew me to the Eastern Shore of Maryland, where I gravitated to opening a second office—the Hamptons of The Mid-Atlantic.
My commitment to helping those in the community led to starting:
“Thyme’s Heart Fund” makes a donation from every transaction to shelters to allow them to help those in need to get into a home and or pay utility bills or just groceries.
Blue Therapy, those that matter most.
I have been married to my wonderful husband for 33 years; I am a mother of four and, thus far, a G Ma of four adorable little ones. My relationship with God, my savior, is extremely important to me. He is why I do what I do. I love spending time with my family, boating, spending time at the beach, and just about anything to do with the water, I call it Blue Therapy, and I believe living or owning a home on the water or in a water town, will bring so much joy to your life.
The real measure of success.
Although I have consistently been in the top 2% over the years and have won countless awards, I do not measure my success by awards. I measure it by the satisfaction of my clients.
